Terms & Conditions
1. General Terms
These Terms & Conditions apply to the rental of the property (“the Villa”) and form part of the booking agreement between the property owner or authorised representative (“the Owner”) and the person making the reservation (“the Guest”).
By making a reservation, the Guest confirms that they have read, understood and agreed to these Terms & Conditions.
The Guest is responsible for ensuring that all members of their party comply with these Terms & Conditions throughout their stay.
2. What Is Included in the Rental Rate
The following are included in the rental rate:
- Bed and household linens
- Electricity
- Water
- Gas
- Garden and pool maintenance
- House cleaning upon departure
- Internet/Wi-Fi
3. What Is Not Included in the Rental Rate
The following are not included in the rental rate:
- Cancellation insurance
- Chef or cook services
- Daily house cleaning
- Intermediate cleaning
- Massage services
- Heating of the indoor pool
Indoor pool heating is available at an additional cost of €300.00 per week.
Any optional services or additional items requested by the Guest will be charged separately.
4. Check-In and Check-Out
Check-in: 14:00
Check-out: 10:00
Guests must vacate the Villa by the stated check-out time unless a different arrangement has been agreed in advance.
Any request for an early check-in or late check-out is subject to availability and prior approval.
5. House Rules
Guests are expected to treat the Villa, its furnishings, equipment, facilities, garden and surrounding areas with care.
The Villa must be returned in the same condition as it was provided at check-in. Additional charges may apply for damage, loss, excessive cleaning, or other costs resulting from misuse of the property.
Children
Children are welcome at the Villa.
Children must be supervised by a responsible adult at all times when using the:
- Swimming pool
- Jacuzzi
- Indoor Spa Pool
- Steam Room
There is no safety fence around the swimming pool, and the pool does not have a swimming guard or lifeguard.
Guests are responsible for ensuring that children are appropriately supervised and that all necessary safety precautions are taken.
Events and Parties
Events, parties, celebrations or gatherings are not permitted without prior approval.
The Owner must approve any proposed event or gathering before it takes place at the property.
Unauthorised events may result in additional charges and/or termination of the stay.
Pets
Pets are not allowed at the Villa.
Smoking
Smoking is not allowed inside the house.
Staff Language
The language spoken by the Villa staff is English.
6. Security Deposit
A security deposit of €1,800.00 is required.
The security deposit is provided by credit card pre-authorisation. The amount is not debited from the Guest’s card.
The security deposit may be used to cover costs resulting from:
- Damage to the Villa or its contents
- Breakage or loss of furnishings, equipment or household items
- Missing items
- Daily / Intermediate cleaning
- Damage caused by misuse of the property or its facilities
- Any other costs resulting from a violation of these Terms & Conditions
Where no deductions are required, the credit card pre-authorisation will be released in accordance with the applicable card-processing procedures.
If the costs of damage or other charges exceed the security deposit, the Guest remains responsible for the outstanding amount.
7. Reservation and Payment Conditions
A reservation is confirmed once the required initial payment has been received.
Initial Payment
A 25% guarantee deposit is required upon reservation.
The initial guarantee deposit is non-refundable in the event of cancellation.
Final Payment
The remaining 75% of the total reservation amount is due 45 days before the arrival date.
Failure to make the required payment by the applicable due date may result in cancellation of the reservation.
On-Site Services and Additional Charges
Certain services or amounts due for on-site services may be payable in the local currency.
The reservation price does not include optional incidentals, additional services or items requested by the Guest that are not specifically included in the rental rate.
Payments made in local currency may be subject to variations in currency exchange rates.
8. Cancellation Policy
Any booking modification or cancellation must be submitted by email.
The cancellation policy is applied according to the local time of the Villa.
Cancellation More Than 45 Days Before Arrival
The initial 25% guarantee deposit is non-refundable.
Cancellation Less Than 45 Days Before Arrival
For cancellations made less than 45 days before the arrival date, 100% of the total reservation amount is due.
No-Show
In the event of a no-show, 100% of the total reservation amount is due.
Cancellation insurance is not included in the rental rate. Guests are responsible for arranging appropriate cancellation or travel insurance if required.
9. Booking Modifications
Any request to modify a booking must be submitted by email.
Changes to the booking are subject to availability and approval.
Changes may result in additional charges or changes to the rental price.
A booking modification does not automatically change the applicable cancellation conditions unless confirmed in writing.
10. Damage and Loss
The Guest is responsible for any damage, loss or breakage caused by the Guest or any member of their party during the stay, excluding reasonable wear and tear.
The cost of repair, replacement, additional cleaning or other related expenses may be deducted from the security deposit or charged separately.
The Guest remains responsible for any costs exceeding the amount of the security deposit.
11. Use of the Villa
The Villa may only be occupied by the guests included in the reservation.
The Guest must not use the Villa for unlawful activities or for any purpose that has not been authorised by the Owner.
The Guest and all members of their party must comply with applicable local laws and regulations during their stay.
12. Pool and Wellness Facilities
The swimming pool, jacuzzi, plunge pool and steam room are used at the Guest’s own responsibility.
There is no swimming guard or lifeguard at the pool.
There is no safety fence around the pool.
Children must be supervised by an adult at all times when using these facilities.
Guests must follow all safety instructions provided at the Villa and must use the facilities responsibly.
13. Cleaning and Maintenance
Garden and pool maintenance are included in the rental rate.
House cleaning upon departure is also included.
Daily house cleaning and intermediate cleaning are not included in the rental rate.
Additional cleaning services may be arranged separately at an additional cost.
The Guest is expected to leave the Villa in a reasonable condition upon departure. Additional charges may apply where excessive cleaning is required.
14. Utilities and Internet
Electricity, water and gas are included in the rental rate.
Internet/Wi-Fi is also included.
Every effort will be made to maintain these services during the Guest’s stay. However, uninterrupted availability cannot be guaranteed in circumstances beyond the Owner’s reasonable control.
15. Guest Conduct
The Guest and all members of their party are expected to behave responsibly and respectfully throughout their stay.
Guests must not engage in behaviour that causes excessive disturbance, nuisance, damage or inconvenience to the property, neighbours, staff or other persons.
Serious or repeated violations of these Terms & Conditions may result in termination of the stay.
16. Responsibility for Personal Belongings
Guests are responsible for their own personal belongings and valuables during their stay.
The Owner is not responsible for loss, theft or damage to personal belongings left at the Villa.
Guests are advised to take reasonable precautions and secure their belongings appropriately.
17. Acceptance of Terms
By making a reservation, the Guest confirms that they:
- Have read and accepted these Terms & Conditions.
- Accept responsibility for all members of their party.
- Agree to comply with the Villa’s house rules.
- Accept the stated payment and cancellation conditions.
- Accept responsibility for any damage or loss caused during their stay.
- Understand that certain services are available at an additional cost.
- Understand the safety requirements relating to the swimming pool, jacuzzi, steam room and plunge pool.
These Terms & Conditions form part of the Guest’s booking agreement and should be read together with the booking confirmation and any additional written information provided by the Owner.
